Senior Project Manager - High-Rise Multifamily/Mixed Use

Job Summary
Lead individual projects of larger size or greater complexity by supervising Project Teams, ensuring adherence to Contract Documents, and exceeding Owner expectations. Champion "The Layton Way" through honest, unified execution, preparing Project Management Plans, negotiating prime contracts and subcontracts, and managing projected costs and profits. Organize pre-construction meetings, review Contract Documents, and coordinate site visits to monitor quantity, costs, safety, quality, and schedule performance with the Project Superintendent. Control payment approvals, manage change orders, and oversee final close-out procedures including as-built drawings and occupancy permits. This role requires a Bachelor's degree in civil engineering or construction management and 10+ years of experience leading ground-up high-rise multifamily/mixed use developments.
Required Qualifications
- Bachelor's degree in civil engineering, construction management or related field, or an equivalent combination of education and experience
- 10+ years of project management experience
- Strong history of leading ground-up high-rise multifamily/mixed use developments from inception through completion
- Experience in demonstrating strong ability to manage complex projects
- Effective working as a team member and knows how to delegate to other team members to achieve organizational and customer goals
- Skilled at making verbal and written presentations and communications with others
- Understands estimating concepts to the level required to verify bids, understand market rates, and to process change orders, etc
- Understands contractual language and concepts and how to protect the company while providing quality service to the client and has a working knowledge of construction laws and practices
- Understands building codes and other design requirements as well as plans, blueprints, and specifications
- Excellent written and oral communication skills, ability to resolve problems and issues with co-workers, owners, and subcontractors
- Excellent negotiation skills and at least one year experience in negotiating contracts
- Excellent understanding and ability to apply building codes and other design requirements
- Has integrity: maintains normal standards of ethics, conduct, and organizational policies in job-related activities. Delivers predicable outcomes to internal and external customers
