Job Summary
Conduct forensic assessments of major building systems, distressed conditions, and property maintenance history through site visits, photography, and public records research. Manage multiple projects by monitoring construction progress, reviewing contractor requisitions, and recommending maintenance costs using internal libraries. Train junior project managers and serve as Team Lead during complex site visits while delivering proactive client solutions. Write clear condition and status reports and participate in conference calls to coordinate with stakeholders.
Required Qualifications
- 8 to 12+ years of previous experience performing forensic assessments of major building systems and conditions
- Knowledge and experience in assessing various property types
- Knowledge of the entitlement/permitting process and construction delivery methods and agreements
- Familiarity with construction best practices, general building codes, and various building types
- Previous construction administration, construction management, architecture, engineering or similar experience
- Previous experience performing PCAs or related projects
- Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments
- Passion for being detail oriented and organized
- Proficiency in Word, Excel, and Outlook
- Advanced writing and communication skills
- Personable and able to communicate with people at all levels
- Willingness to travel if necessary
- Self-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff
- Ability to occasionally climb ladders to access two and three story, low-slope roofs
- Ability to work outside and navigate stairs, sites, and building interiors
- Bachelor's degree in Engineering, Architecture, or Construction required
Desired Qualifications
- Registered Architect (R.A.) or Professional Engineer (P.E.) preferred
