Senior Manager - Feasibility and Business Plans

Job Summary
Lead end-to-end preparation, review, and validation of feasibility studies and business plans for residential apartment projects across the Qiddiya master plan. Drive apartment-level analysis including unit mix optimization, pricing assumptions, and sensitivity testing to ensure schemes meet investment hurdle rates. Build and manage detailed financial models incorporating revenues, construction costs, cashflow timing, and IRR/NPV analysis. Collaborate with Development, Design, Cost Planning, and Sales teams to optimize designs from early concept through investment approval. Prepare investment-ready feasibility packs and clearly articulate risks for senior management and investment committees. Requires 10+ years in residential feasibility with strong financial modeling skills.
Required Qualifications
- Bachelor's degree in Business, Finance, Economics, or a related discipline
- 10+ years' experience in feasibility analysis, business planning, or investment analysis with a strong focus on residential apartment developments
- Proven experience working with large-scale residential or mixed-use developments, preferably within institutional or giga-project environments
- Strong stakeholder-management skills and experience presenting to senior executives and investment committees
- Strong financial modeling skills and experience with financial analysis software (e.g. EstateMaster)
- Excellent interpersonal and communication skills for effective collaboration with cross-functional teams
