Job Summary
Perform daily maintenance tasks and diagnose/repair issues in HVAC, electrical, plumbing, carpentry, drywall, exterior structures, and appliances. Respond to maintenance requests promptly, maintain pool and amenity areas, and ensure property safety and cleanliness. Schedule and document preventative maintenance, conduct regular inspections of common areas and equipment, and supervise outside contractors in the absence of the Maintenance Supervisor. Coordinate move-ins and move-outs while managing inventory and purchasing supplies. Assist with safety meetings, report potential liabilities, and ensure compliance with all relevant policies and regulations. Participate in resident functions and assist with posting notices. This role requires a valid driver's license, EPA certification, and CPO license, with on-call availability for after-hours emergencies.
Required Qualifications
- High school diploma or equivalent
- Valid driver's license
- 2+ years of experience in property maintenance or a related field
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
- Ability to read, write, understand, and communicate in English
- Ability to work independently and as part of a team
- Strong organizational and time management skills
- Knowledge of safety regulations and compliance requirements
- General computer skills including operating a mobile device
- Superior customer service skills including the ability to manage difficult customers and/or situations
- Ability to be on-call for after-hours emergencies
- Ability to work a flexible schedule to include weekends, evenings and holidays
Desired Qualifications
- HVAC-EPA (Type II) or EPA Universal certification
- Certified Pool Operator (CPO) license
- Experience in supervising contractors
