Job Summary
Lead preconstruction by producing estimates from concept through detailed construction documents, break down scopes into complete subcontractor and vendor bid packages, manage bid activities from site walks to award recommendations, and define scope boundaries to eliminate gaps. Drive disciplined procurement planning, execute subcontractor and vendor buyout with documentation, maintain procurement logs and pricing histories, and collaborate with project managers, superintendents, and finance to ensure a smooth transition from preconstruction to construction. Bring deep estimating experience, strong trade knowledge across trades, excellent scope-narrative writing, and proficiency with industry tools (Bluebeam, Excel, Procore) to ensure accuracy, alignment, and readiness for construction.
Required Qualifications
- 5–7 years direct estimating experience in construction
- Experience with high-end residential renovation or custom construction preferred
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
- Strong trade knowledge across carpentry, demolition, finishes, MEP coordination, stone/tile, and waterproofing
- Proficiency with Bluebeam, Excel, Procore or similar platforms
- Strong written and verbal communication skills
- Familiarity with CSI structure and cost coding
