Job Summary
Prepare detailed conceptual, schematic, and final estimates for luxury custom homes, additions, and major renovations by reviewing architectural drawings, specifications, and subcontractor proposals. Perform quantity takeoffs to develop labor, material, equipment, and subcontractor cost estimates, then solicit and evaluate bids from trade partners. Identify scope gaps, risks, and cost-saving opportunities while developing preliminary budgets during early design phases. Collaborate with project managers, architects, and clients to prepare bid packages and estimate presentations, ensuring smooth handoffs to construction teams. Track historical costs to improve future estimates and support change-order pricing.
Required Qualifications
- 5+ years of construction estimating experience
- Strong understanding of residential construction methods, materials, sequencing, and trade scopes
- Ability to read and interpret architectural drawings and specifications
- Experience soliciting and evaluating subcontractor bids
- Strong analytical, organizational, and communication skills
- High attention to detail and the ability to manage multiple estimates and deadlines
- Proficiency with Microsoft Excel and estimating or construction-management software
Desired Qualifications
- Experience estimating luxury custom homes, high-end residential projects, or complex renovations
- Experience with Buildertrend, Procore, Bluebeam, PlanSwift, Sage Estimating, or similar platforms
- Established relationships with subcontractors and vendors in the Greater Philadelphia market
