Job Summary
Lead preconstruction estimating for healthcare and commercial construction in a general contractor environment. This hands-on role owns project pursuit, quantity takeoffs, subcontractor pricing, bid strategy, and budget development from concept through turnover to operations. Responsibilities include preparing detailed cost estimates, budgets, and bid proposals; evaluating drawings and specifications; soliciting and evaluating subcontractor proposals; identifying scope gaps, risks, and value engineering opportunities; collaborating with operations for smooth turnover; participating in pre-bid meetings, site visits, client discussions, and subcontractor outreach; developing conceptual/schematic estimates; maintaining historical cost data and improving estimating processes; assisting with bid schedules, proposal preparation, and pursuit strategy for negotiated and hard-bid opportunities; and supporting forecasting and preconstruction planning.
Required Qualifications
- 8+ years of estimating experience within commercial construction, healthcare construction, or institutional construction
- Proven experience preparing estimates for healthcare, medical, hospital, or occupied facility projects
- Strong understanding of construction drawings, specifications, scopes of work, and estimating methodologies
- Experience developing subcontractor relationships and managing bid solicitation processes
- Proficiency with construction estimating software and Microsoft Office applications
- Ability to identify project risks, evaluate costs, and provide accurate pricing recommendations
- Experience working for a general contractor is required
- Residential-only construction experience will not be sufficient for this position
- Healthcare construction experience is strongly preferred due to the nature of the project portfolio
- Bachelor’s degree in Construction Management, Engineering, or a related field is preferred
