Senior Contracts Manager - Planned Works

Senior Contracts Manager - Planned Works overseeing strategic and operational management of planned works programmes across a social housing portfolio in the Kingston upon Thames area. Lead capital investment and refurbishment projects (e.g., kitchen/bathroom replacements, roofing, window/door replacements, external decorations, heating upgrades, energy efficiency and decarbonisation). Manage multiple contracts and frameworks to meet KPIs, develop investment programmes, monitor performance and cash flow, review valuations and final accounts, and ensure value for money. Provide leadership to Contract Managers, Surveyors, Clerks of Works, and admin teams; foster a high-performing culture through coaching; build relationships with contractors, consultants, and supply chain partners; engage with residents to minimise disruption and improve satisfaction. Requires significant experience in planned works for social housing, full UK driving license, degree or equivalent in Building/Construction/Surveying, and professional membership or progress toward CIOB/RICS/CIH/CICES with SMSTS certification. Strong focus on delivering projects safely, on time, and within budget, with governance across compliance, finance, procurement, and housing management teams.
