Job Summary
Lead estimates from RFP and initial document review through final bid submission and buyout for ultra-luxury ground-up custom residences, condominium renovations, hospitality, and other highly detailed construction environments. Review drawings, specifications, narratives, and scope requirements to identify gaps, exposures, constructability concerns, and value engineering opportunities before construction begins. Develop conceptual budgets, detailed estimates, quantity take-offs, bid tabs, allowances, clarifications, and RFIs while building strong subcontractor and vendor coverage with level pricing. Collaborate with Preconstruction, Operations, ownership, architects, designers, consultants, subcontractors, and vendors from early concept through final pricing. Present estimate summaries, risks, assumptions, and recommendations to leadership while managing multiple active pursuits to ensure accuracy and deadlines. Transition awarded projects from estimating/preconstruction into Operations.
Required Qualifications
- 10+ years of construction estimating experience
- Proven experience with luxury residential, hospitality, high-end commercial, or similarly complex custom construction
- Experience estimating projects with high-end finishes, specialty scopes, and significant architectural and design coordination
- Strong knowledge of construction methods, sequencing, subcontractor scopes, and cost drivers
- Ability to independently lead an estimate rather than simply support the estimating process
- Proficiency with Bluebeam or equivalent, Procore or equivalent, and Microsoft Office
- Strong communication, organization, follow-through, and professional judgment

- Strong subcontractor relationships and understanding of the South Florida construction market
