Right of Way Team Lead/ Senior Acquisition Specialist

Job Summary
Provide daily direction and technical support to assigned right of way acquisition specialists while maintaining an active portfolio of complex, high-priority files. Personally negotiate permanent and temporary easements, access rights, and property interests, then review agent activity, strategy, and documentation for accuracy. Identify stalled negotiations, develop escalation strategies, and assist the Project Manager with workload allocation and field priorities. Coordinate landowner commitments, damages, and special construction considerations, ensuring timely updates through the ROW tracking system. Mentor less experienced team members while reinforcing expectations for responsiveness and professionalism. Support construction ROW activities as acquisition work transitions and maintain respectful relationships with landowners across Minnesota project territories.
Required Qualifications
- Minimum of 7 years of right of way, land acquisition, real estate or comparable infrastructure experience
- Significant direct landowner negotiation experience
- Experience acquiring easements for pipeline, electric transmission or other linear infrastructure projects
- Demonstrated ability to independently resolve difficult acquisition matters
- Strong knowledge of easement documents, title information, appraisal concepts, damages and property rights
- Ability to lead and coach other acquisition professionals
- Strong written communication and documentation skills
- Valid driver's license and ability to travel throughout an assigned Minnesota territory
- Interstate natural gas pipeline experience
- Minnesota utility acquisition experience
- Agricultural acquisition experience, including crop damages, drainage, access and restoration concerns
- Condemnation or eminent-domain experience
- IRWA coursework or professional certification
- Candidates should reside within reasonable daily commuting distance of the project's southern, south-central, southwest metro or central Minnesota work areas
- Landowner availability occasionally requires early morning, evening or other nontraditional meeting times. Flexibility is therefore an important requirement of the position.
