Right of Way Acquisition Specialist- Pipeline

Job Summary
Manage assigned landowner relationships and complete acquisition activities from initial contact through execution and project transition for a multi-year natural gas pipeline program. Establish professional connections, negotiate permanent easements and access rights, and document negotiation history while addressing questions regarding project impacts and property restoration. Review title information, coordinate document delivery with legal and construction teams, and transition into construction ROW support as territories complete. Maintain accurate parcel status in project tracking systems and keep organized, defensible files. Respond promptly to landowners and escalate difficult negotiations as needed. This field-based role requires living near project areas in southern and central Minnesota, with flexibility for evening meetings and local travel.
Required Qualifications
- At least 3 years of directly relevant right of way, land acquisition, real estate, landman or utility infrastructure experience
- Demonstrated landowner negotiation and relationship-management skills
- Ability to read and understand easement documents, legal descriptions, parcel exhibits and basic title information
- Strong written documentation and organizational skills
- Comfortable working independently in the field while remaining accountable to a project team
- Proficiency with Microsoft Office and electronic project tracking systems
- Valid driver's license and reliable ability to travel throughout an assigned territory
- Reasonable flexibility for occasional evening or other nontraditional meeting times
Desired Qualifications
- Pipeline or utility ROW experience
- Minnesota land acquisition experience
- Experience working with agricultural property owners
- Knowledge of crop damages, drain tile, construction access and restoration issues
- IRWA coursework or certification
- Experience supporting construction-phase ROW activities
- A college degree
