Retail Property Manager

Job Summary

Lead the administration and operations of the retail and office components of Manulife Centre and 625 Church Street, managing a team of two or more direct reports. Develop strong relationships with retail tenants by proactively solving issues and handling requests promptly. Oversee capital projects, tenant improvements, and third-party service providers including cleaning, security, and parking to ensure compliance with standards and budgets. Maintain proactive communications regarding property management issues, construction, marketing promotions, and neighborhood events. Conduct regular detailed inspections to ensure maintenance and safety standards are met or exceeded. Lead the preparation of annual operating budgets, track variances, and oversee quarterly and monthly reports including reforecast operating reports and sales analysis. Monitor rental payments, gross sales participation, and operating cost escalations, while undertaking arrears collection and assisting with eviction proceedings. Collaborate with leasing consultants to ensure optimal occupancy and work with internal and external marketing teams to develop campaigns and seasonal activations. Review tenant renovation plans to ensure compliance with technical and retail design standards.

Required Qualifications

  • 7+ years of progressive property management experience preferably in the retail or mixed-use space
  • Team management – experience in managing a team of 2 to 4 employees including providing annual performance feedback
  • Industry related certification (i.e. Real Property Administrator (RPA))
  • Capital project management – clearly illustrate experience in overseeing and managing capital projects and preparing 5-to-10-year capital programs for Senior Management
  • Strong organizational/multi-task skills with the ability to allocate one's time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities
  • Strong collaboration and relationship building skills with the ability to work well with all levels across the organization
  • Highly developed problem solving and analytical skills
  • Exemplary customer service skills
  • Refined verbal and written communication skills
  • Expert knowledge of MS Office (Word, Excel and Powerpoint) and property accounting software/concepts such as Yardi and Prism
