Job Summary
Oversee a portfolio of maintenance work, ensuring progress from initiation to completion for single-family rental properties. Receive, review, and document maintenance requests in company systems, then diagnose problems accurately to determine appropriate solutions and costs. Assign work orders to internal or external resources, approve vendor bids, manage change orders, and dispatch clear instructions for resolution. Collaborate with supervisors, field schedulers, and vendor specialists to meet service order metrics while balancing cost control, customer service, and asset preservation. Bilingual (English/Spanish) skills and experience with CRM, InContact, and Balto systems are preferred.
Required Qualifications
- High School Diploma/GED
- Minimum one year of experience in construction/maintenance, property management, logistics scheduling/dispatching
- Basic understanding of single-family home systems and components (appliances, HVAC, etc.)
- Intermediate knowledge and experience in Microsoft Office and PC skills
- Intermediate knowledge and experience of Customer Service Software Applications, VOIP phone systems, CRM, InContact, and Balto
- Excellent verbal and written communication, problem-solving, time management, and conflict resolution skills
- Flexibility to work weekends and evenings if assigned
