Job Summary
Resident Maintenance Specialist responsible for overseeing a portfolio of maintenance work for single-family rental properties, coordinating timely resolution of tenant maintenance requests, managing costs and asset preservation. Duties include reviewing and documenting maintenance requests, assigning work orders to internal or external resources, approving vendor bids and managing change orders, providing recommendations on vendor utilization and pricing, diagnosing maintenance problems, determining costs per company guidelines, and dispatching clear, timely instructions to vendors to resolve issues. Requires strong communication, problem-solving, time management, and conflict resolution skills; weekend/evening flexibility may be required; bilingual English/Spanish preferred.
Required Qualifications
- High School Diploma or GED required
- Minimum one year of experience in construction/maintenance, property management, logistics scheduling/dispatching preferred
- Basic understanding of single-family home systems and components (appliances, HVAC, etc.)
- Bilingual (English/Spanish) verbal and written skills preferred
- Intermediate knowledge of Microsoft Office and PC skills
- Intermediate knowledge of Customer Service Software Applications (CRM, VOIP, InContact, Balto)
