Job Summary
Cultivate prospective tenants by canvassing the market, visiting retail facilities, and reviewing industry publications to identify desirable brands and trends. Qualify potential tenants through financial statement analysis and reference checks, then negotiate lease terms including space, rent structures, and allowances on behalf of SPG. Coordinate with Legal, Construction, and Property Management to prepare documentation, space layouts, and shell drawings while maintaining records for future reference. Develop leasing plans for new centers by analyzing performance metrics, CAM charges, and market research to determine optimal rent per square foot and tenant placement. Represent SPG at industry conventions to generate interest in properties and report leasing activity to partners and lenders.
Required Qualifications
- Bachelor's Degree
- 2-4 years retail leasing/selling experience
- Working knowledge of merchandising mix and retailing
- Working knowledge of deal structures and lease terminology
- Negotiation and closing skills
- Well-developed oral and written communication skills
- Significant travel (50%)
- Flexible work schedule
