Job Summary
Lead the operations of a multi-family portfolio of approximately 3,000 units across owned and fee-managed assets, managing Regional Property Managers and other support staff. Provide strategic direction to achieve annual goals, approve regional budgets, and negotiate management contracts while maintaining strong relationships with owners, lenders, and government agencies. Direct hiring, training, and development of regional personnel, ensuring compliance with fair housing regulations and company policies. Oversee capital improvements, maintenance staffing, and budget issues through site visits and inspections, utilizing the Winn Purchasing Policy for all expenditures. Represent the company in industry associations and participate in committees to address organizational issues.
Required Qualifications
- Bachelor's degree
- 10+ years of relevant work experience
- 8-10 years of supervisory / management experience
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
- Property management certifications such as CAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, or equivalent
- Proven track record in operating a large portfolio of multifamily real estate
- Ability to lead operational initiatives to meet or exceed customer service standards, deadlines and expectations in area(s) of responsibility
- Self-starter who can operate with high degree of autonomy
- Excellent business acumen and ability to synthesize data
- Experience with computer systems required, including web-based applications and some Microsoft Office applications which may include Outlook, Word, Excel, PowerPoint or Access
- Communicate effectively complex information in writing to all levels of staff, management and external customers across functional areas

- Knowledge of LIHTC and HUD regulations
- Knowledge of landlord/tenant laws
- Affordable housing experience preferred
- Experience with RealPage property management software
