Job Summary
Conduct 100% travel across a 105-property portfolio in eight states to oversee fire life-safety, mechanical systems, and preventative maintenance compliance. Perform regular hands-on site visits, audit properties annually, and ensure immediate repair of red-tagged and timely resolution of yellow-tagged fire life-safety issues. Manage vendor relationships by creating Requests for Proposals, analyzing bids, and supervising remediation projects for mold, radon, and asbestos. Mentor on-site Maintenance Directors, conduct final interviews for new hires, and facilitate training through the CWS Academy. Collaborate with Risk, Asset Management, and Training departments to close skill gaps and escalate critical life-safety concerns.
Required Qualifications
- High school diploma or GED
- Some college
- Yardi software experience
- Microsoft Office and Outlook software experience
- EPA, HVAC I & II, CPO and local certifications
- Minimum 2-4 years previous full-time work experience in apartment maintenance, or a trade that requires extensive knowledge of electricity, plumbing, carpentry, painting, and HVAC
- Possess a valid driver's license and current automobile insurance
- Own a basic set of hand tools
- Able to read service requests, schedules, and regularly converse with team members, residents, and vendors in English
- Basic computer skills
- Able to adhere to company policies, procedures, and practices
- Able to establish and maintain effective working relationships
- Able to maintain a professional and ethical atmosphere
- Possess supervisory/managerial skills
- Able to perform work responsibilities at locations other than 'home' property
- Able to travel within major metropolitan areas and may be required to attend company functions in other cities
