Job Summary
Execute the business plan for an assigned portfolio of properties by acting as the primary contact with owner representatives and managing direct accountability over Property Managers and Area Managers. Review and approve all property purchases within the expense budget, partner with Marketing to develop and monitor budgets, and engage in revenue management pricing including attendance at all pricing calls. Analyze resident and mystery shop survey results to create action plans for underperforming team members, oversee market comps and lead follow-up reports, and assist with RFP responses. Ensure property staff utilize front-end technology correctly while managing risk, safety standards, and liability with Maintenance Supervisors to prepare rent-ready units. Coordinate with the Operations Center of Excellence to optimize shared services and deliver required property documents for efficient service.
Required Qualifications
- Bachelor's Degree
- 5+ years of Property Management experience
- 5+ years of Management experience
- Proficiency in Yardi property management software and related software applications
- Proficiency in Microsoft Office Suite and other computer applications
- Real Estate License
- Ability to draw data results from systems; driven reporting and communicate its financial terms to stakeholders
- Experience working with financials and budgets
- General office, bookkeeping and sales skills
- Must be able to travel up to 60% of the time
- Must demonstrate the ability to exert up to 20 pounds occasionally, and/or up to 20 pounds frequently, and/or up to 20 pounds of force constantly to lift, carry, push, pull, or move objects
