Job Summary

Oversee portfolio operations and financial performance by managing property budgets, approving payables and payroll, and driving NOI through revenue and expense initiatives. Directly supervise Property Managers, handle staffing and labor costs, and conduct regular site audits, capital inspections, and emergency response coordination. Implement company policies, monitor KPIs, and manage resident relations while ensuring regulatory compliance across all sites. Collaborate with leadership on leasing strategies and property goals to maximize profitability.

Required Qualifications

  • Bachelor's degree
  • Proven experience (5+ years) in property management
  • At least 3 years in a multi-site or supervisory capacity
  • Demonstrated experience owning property-level budgets and driving NOI performance
  • Working knowledge of Fair Housing laws and other applicable federal, state, and local housing regulations
  • Experience with capital planning, capital inspections, or major asset condition assessments
  • Experience developing or executing emergency preparedness and incident response plans
  • Strong knowledge of property management software, lease agreements, and real estate regulations
  • Excellent leadership, communication, and problem-solving skills
  • Ability to travel frequently between properties
  • Ability to speak, read, write, and understand the English language
  • Ability to lift objects weighing 25 lbs. without the assistance of tools or devices
  • Prolonged periods of standing and walking
  • Able to walk the property and show units without assistance, including walking up two flights of stairs or between buildings on the property
  • Prolonged periods sitting at a desk and working on a computer

Desired Qualifications

  • Certified Property Manager (CPM), Accredited Residential Manager (ARM), or similar certification
  • Strong financial acumen and ability to develop and manage property budgets
  • Proven ability to manage labor costs and staffing levels across multiple sites
  • Experience designing or delivering staff training programs
  • Experience managing a diverse portfolio, including residential, commercial, and mixed-use properties
