Job Summary
Oversee entire operations of a housing community portfolio, managing personnel, leasing, maintenance, financials, and risk. Screen, hire, train, and coach on-site staff while ensuring compliance with company policies, safety guidelines, and fair housing laws. Develop yearly operating budgets, monitor revenue and leasing trends, and implement cost control strategies to maximize net operating income. Manage strategic leasing plans, handle resident complaints, and execute retention programs to drive occupancy. Ensure accurate financial reporting, approve vendor invoices, and oversee capital improvement proposals. Conduct regular property inspections, manage maintenance activities, and respond to emergencies to minimize liability. Travel 25-50% annually for site visits, conferences, and training.
Required Qualifications
- High School Diploma or Equivalent
- Bachelor's degree preferred or four years experience in the housing industry
- one to two years related experience and/or training
- equivalent combination of education and experience
- Ability to understand and perform all on-site software functions
- basic computer skills
- basic knowledge of Fair Housing Laws
- basic knowledge of OSHA requirements
- Must be able to travel 25-50% of work time annually
