Job Summary
Supervise maintenance teams across assigned properties, focusing on HVAC, plumbing, electrical, and unit turns while ensuring work is completed effectively and efficiently. Take ownership of the portfolio by developing preventive maintenance schedules, conducting regular inspections, and coordinating with vendors and property managers to prioritize work orders and projects. Train, mentor staff, and hold teams accountable while monitoring costs, inventory, and vendor services to support budget goals. Travel within a 4-hour radius to provide hands-on support, leadership, and oversight. This role involves an initial focus on one GA property for 6-9 months before expanding to additional South Georgia properties.
Required Qualifications
- High school diploma or equivalent
- Valid driver's license
- Reliable transportation
- Ability to travel throughout the South Georgia Region
- Willingness to participate in on-call rotation
- Ability to work independently
- Ability to take ownership
- Ability to make sound decisions
- Ability to work alongside the team as needed
- Willingness to work overtime
Desired Qualifications
- Additional technical training in maintenance, HVAC, or property management
- HVAC certification
- Strong HVAC experience
- Proven multifamily maintenance experience
- Strong knowledge of HVAC, plumbing, electrical, appliances, unit turns, and building systems
- Maintenance supervisory or leadership experience
- Ability to train, motivate, and hold teams accountable
- Strong problem-solving skills
