Regional Maintenance Director

Job Summary
Develop and implement preventive maintenance plans to extend asset lifespan and minimize service disruptions. Conduct regular property inspections to identify needs, ensure compliance with Summit standards, and prepare properties for lender inspections. Coordinate vendor relationships for repairs and capital projects while monitoring budgets for cost-effectiveness. Collaborate with property managers to address resident concerns and train onsite maintenance teams. Assist with drafting scopes of work and bidding on repairs. Requires frequent travel between sites, willingness to work evenings and weekends, and availability for emergency responses. Expert-level proficiency in HVAC, plumbing, electrical, and carpentry is essential.
Required Qualifications
- 4 years of Regional leadership experience
- at least 10 years of maintenance/facilities experience
- at least 4 years of regional supervisory experience
- Expert-level proficiency in HVAC, plumbing, electrical, carpentry, and general maintenance practices
- Ability to understand, use, and interpret construction drawings and specifications
- Experience using property management software to create reports and analyze property performance metrics related to work order completion, unit turnover, and preventative maintenance
- Strong organizational and time-management skills with the ability to prioritize tasks effectively
- Frequent travel between sites
- Must be willing to work various schedules, including evenings and weekends
- Must be accessible to respond to emergency situations
- Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying light and heavy loads, and climbing stairs and ladders
