Job Summary

Review and document work performed by maintenance technicians, providing guidance on best practices, policy, protocol, site appearance, inventory control, and time management. Inspect site staff and contractor work, compile data, ensure company initiatives are implemented, and train or mentor staff as required. Generate quarterly reports, recommend disciplinary action for underperformers, and develop training curricula to enhance site-staff skills. Perform minor and routine maintenance activities including painting, plumbing, construction, and janitorial tasks when needed, while managing all maintenance-related and capital improvement activities up to $5,000. Initiate and assist with maintenance projects, solicit bids, and negotiate pricing with vendors. Conduct move-out inspections, check smoke detectors, and notify the Community Manager of safety issues or lease violations. Travel up to 80% of the time while maintaining reliable attendance during scheduled hours.

Required Qualifications

  • Associate's degree (A.A.) or equivalent from two-year college or technical school
  • 3-5 years related experience and/or training
  • equivalent combination of education and experience
  • Valid Driver's License and insurance
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Ability to write routine reports and correspondence
  • Ability to speak effectively before groups of customers or employees of organization
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
  • Ability to regularly walk
  • Ability to use hands to finger, handle, or feel
  • Ability to reach with hands and arms
