Job Summary

Identify prospective retail and industrial sites, investigate growth strategies, and optimize the existing store network across Southeast US and Texas markets. Foster broker and developer relationships by attending local ICSC events to secure development opportunities. Gather market research including demographic analysis, competition summaries, traffic counts, and municipal road improvements for site submittals. Negotiate purchase contracts and leases from LOI to final documents, while supporting efforts to lease or sell surplus properties. Coordinate development efforts with Real Estate, Construction, Design, Legal, and third-party consultants for new units, relocations, and expansions. Attend local zoning meetings and hearings to represent the company and gain site plan approvals. Maintain the team Pipeline Report and track competitors' real estate strategies. This "Road Warrior" role requires consistent travel, on-site presence, and significant time in the field.

Required Qualifications

  • Bachelor's degree
  • Bachelor's degree, preferably in the real estate vertical
  • 3-5 years proven experience in the SE region of the US in site analysis and real estate acquisition
  • Development experience
  • Development experience, but not required, and willingness and ability to learn the process of new real estate development
  • Strong leadership and self-supervisory skills
  • Strong reputation in the commercial real estate community
  • Comfortable with cold calling owners and brokers
  • Strong interpersonal skills and ability to work as a team player
  • Strong oral and written communication skills, with a collaborative team focus
  • Ability to effectively manage multiple priorities
  • Willingness to spend time in the field on a consistent basis
  • On-site position with significant travel required
  • Applicants must be authorized to work in the U.S.

Desired Qualifications

  • Development experience preferred, but not required, and willingness and ability to learn the process of new real estate development is critical for future promotion
