Job Summary
Manage assigned commercial development projects from contract execution through construction handoff, overseeing Due Diligence, Design, and Permitting phases for new Express Oil Change & Tire Engineers and Brakes Plus locations. Review real estate contracts to identify timelines and constraints, coordinate environmental assessments and geotechnical investigations, and prepare due diligence reports outlining schedules and costs. Lead pre-application meetings with municipalities, facilitate zoning and permit approvals, and monitor project schedules while communicating progress to leadership. Identify risks and implement solutions to minimize delays, ensuring consultants and stakeholders remain aligned. Requires a Bachelor's degree and three to six years of commercial development experience.
Required Qualifications
- Bachelor's Degree in Real Estate Development, Construction Management, Building Science, Civil Engineering, Architecture, or related field
- Three to six years of commercial real estate development, retail development, or site development project management experience
- Working knowledge of commercial construction, site planning, zoning regulations, and permitting processes
- Experience coordinating architects, engineers, surveyors, environmental consultants, and municipalities
- Strong project management and organizational skills
- Excellent verbal and written communication
- Ability to manage multiple priorities simultaneously
- Strong analytical and problem-solving skills
- Knowledge of commercial development and construction processes
- Understanding of zoning, permitting, and municipal approval procedures
- Ability to build productive working relationships with consultants and municipalities
- Proficiency with Microsoft Office Suite and project management software
- High attention to detail and strong time management skills
Desired Qualifications
- Experience supporting multi-site retail development programs
- Experience working with commercial developers or national retailers
- Familiarity with Microsoft Project, SmartSheet, or similar project management software
- Experience presenting project information to municipalities or public agencies
