Job Summary
Drive end-to-end redevelopment of a historic 1909 masonry building into a boutique hotel, managing entitlements, design, construction, and financing through delivery. Lead City of Detroit approvals, Brownfield Plan coordination, and environmental due diligence including Phase I/II ESA and remediation. Direct A/E teams through design development, oversee GC/CM selection and contract negotiation, and chair owner-architect-contractor meetings to track schedule, submittals, and safety. Support capital stack assembly for senior debt, Opportunity Zone equity, and Brownfield TIF while managing lender due diligence. Maintain integrated master schedules, cost reports, and risk registers to deliver executive dashboards, then coordinate turnkey closeout and stabilization handoff.
Required Qualifications
- Experience managing entitlements, design, construction, operator selection, and financing through delivery
- Knowledge of historic district approvals
- Knowledge of Brownfield incentives
- Knowledge of Opportunity Zone financing
- Knowledge of Brownfield TIF
- Knowledge of conventional debt
- Experience driving City of Detroit approvals including zoning, BSEED, and Historic District Commission
- Experience with building permits
- Experience coordinating hearing schedules and submittals
- Experience overseeing the Brownfield Plan for the Detroit Brownfield Redevelopment Authority (DBRA)
- Experience with Detroit Economic Growth Corporation (DEGC)
- Experience developing and routing EGLE/MSF Work Plans for Act 381 TIF
- Experience with environmental and non-environmental eligible activities
- Experience overseeing Phase I/II Environmental Site Assessments (ESA)
- Experience with Baseline Environmental Assessments (BEA)
- Experience with Due Care documentation
- Experience managing remediation and response activities
- Experience with compliance reporting
- Experience supporting capital stack assembly including senior debt, OZ equity, Brownfield TIF, and grants
- Experience managing lender due diligence
- Experience managing third-party reports
- Experience managing monthly draws
- Experience directing A/E teams through concept, design development, and construction documents
- Knowledge of the Secretary of the Interior's Standards
- Knowledge of city historic guidelines
- Experience leading value engineering while protecting scope
- Experience leading RFPs and selection processes for hotel operators
- Experience integrating operating standards and pre-opening requirements into design and schedule
- Experience with GC/CM selection
- Experience with AIA contract negotiation
- Experience chairing Owner-Architect-Contractor (OAC) meetings
- Experience tracking schedule, submittals, RFIs, Change Orders (COs), QA/QC, commissioning, and safety
- Experience maintaining integrated master schedules
- Experience with cost reporting
- Experience with contingency logging
- Experience with risk registers
- Experience delivering executive and lender dashboards
- Experience coordinating Turnover and Closeout (TCO/C.O.)
