Real Estate Contract Portfolio Analyst

Job Summary
Analyze portfolio financial performance by reviewing rent, OPEX, CAM, utilities, and maintenance costs to identify YoY increases, budget variances, and trends requiring corrective action. Produce weekly executive-level reporting on spend trends, renewal risks, and recommended actions. Evaluate lease terms for financial, operational, and compliance impact while monitoring portfolio risk regarding renewal dates, escalation clauses, and vendor obligations. Partner with Finance, Legal, Real Estate, and Operations to support forecast reviews, accrual validation, and issue resolution. Recommend process improvements for portfolio governance and maintain data quality to ensure accurate reporting. Coordinate cross-functional alignment on vendor activity and site-level needs, leading issue resolution from root cause assessment through stakeholder follow-up.
Required Qualifications
- Bachelor's degree in Business, Finance, Real Estate, Legal Studies, Supply Chain, Operations, or a related field
- 3–5 years of experience in commercial real estate, contract management, financial analysis, procurement, operations analytics, or a related function
- Working knowledge of commercial real estate contracts, lease terminology, vendor obligations, cost structures, and contract lifecycle concepts
- Strong financial and analytical skills, including variance analysis, trend identification, budget-to-actual review, YoY comparison, and executive-level reporting
- Advanced proficiency in Excel
- Experience with Power BI, lease administration systems, property management platforms, ERP tools, ClickUp, or similar reporting/work management tools
- Ability to interpret contract and financial information, identify risk, develop options, and communicate clear recommendations to leadership
