Job Summary
Source and evaluate real estate opportunities through market research, broker relationships, and data analysis to identify high-potential sites for new development. Negotiate business terms and deal structures for LOIs, purchase agreements, and lease contracts, while overseeing execution and advising on re-zoning and variances. Conduct comprehensive site, demographic, and competitive research to support market development plans, preparing proforma and financial models aligned with investment strategy. Manage the end-to-end lifecycle of real estate deals, maintaining expansion maps and assembling materials for Regional Operations and Real Estate Committee approvals. Build relationships with brokers, landlords, and municipal officials to sustain a strong pipeline, representing the company at industry events. Requires 5+ years in retail estate acquisition, up to 50% travel, and proficiency in GIS platforms and CoStar.
Required Qualifications
- Associate's degree in Real Estate, Finance, Business, or a related field
- 2+ years of equivalent experience
- Minimum of 5+ years' experience in retail estate acquisition, site selection, or commercial development
- Experience ideally with a multi-unit retailer or in a high-growth environment
- Proficiency in Microsoft Office
- Proficiency in real estate tools such as GIS platforms, Smartsheet, and CoStar
- Advanced Excel skills
- Ability to Travel up to 50%
- Ability to Source, evaluate, and secure retail sites through direct acquisition or ground lease
- Strong influencing and negotiation skills
- Expertise in LOIs, PSAs, and ease agreements
- Exceptional written and verbal communication skills
- Ability to build strong relationships with internal and external stakeholders
