Job Summary
Coordinate quality of maintenance work performed by employees and vendors by inspecting homes and completed work orders to ensure make ready expectations are met. Identify and advise District Managers, Maintenance Supervisors, and Service Managers on common area issues. Seek qualified vendors for make ready work, meet with them to establish expectations, and negotiate pricing. Work with Maintenance Supervisors to address work orders, vacant unit turns, and related concerns effectively. Ensure adherence to property maintenance budgets and comply with all company safety policies, OSHA regulations, and applicable federal, state, and local laws. Maintain a valid driver's license and ability to travel to regional locations.
Required Qualifications
- A minimum of 3 years residential property management experience preferred
- Maintenance experience preferred
- Strong attention to detail
- Strong communication ability, both verbally and in writing
- Knowledgeable of laws pertaining to property management, (Fair Housing, OSHA, State, Local, etc.)
- Proficiency and working knowledge of personal computers, keyboard, internet search, email correspondence, math, Microsoft Office, including Word, Excel, and other software applications preferred (i.e. Yardi, Payscan)
- Excellent problem solving, multi-tasking, and organizational skills
- Ability to operate a motor vehicle (valid license required)
- Ability to travel to other regional locations for work, training, meetings and other work-related activities
- Ability to independently lift/carry supplies or equipment up to 20 lbs
