Job Summary
Develop and negotiate sourcing agreements for specific spend categories while optimizing supply chain flow and monitoring cost per square foot. Source, contract, and onboard new trade partners, conducting site audits to assess quality, scheduling adherence, and pricing. Execute value-engineering sessions, validate Extra Purchase Order pricing, and implement should-cost models for cost estimation. Travel to sites to communicate partner performance to the Director of Purchasing and benchmark sourcing practices against division associates. Maintain top-quality trade partner relationships focused on zero defect homes, cost management, and schedule adherence. Requires 5+ years of supplier management experience, JDE/AS400 proficiency, and significant residential homebuilding industry knowledge.
Required Qualifications
- Minimum 5 years sourcing and managing Supplier/Trade Partner relationships
- ideally with a National Homebuilder
- Superior analytical and communication skills
- JDE/AS400 experience
- Proficient in Excel and other Microsoft Office applications
- Significant knowledge of the residential homebuilding industry
- Sound financial management knowledge
- Strong project management capabilities
- Effective negotiating and influencing skills
- Physical & Office/Site Presence Requirements: This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies weighing 25 pounds or less
- Finger dexterity is required to operate computer keyboard, calculator and telephone equipment
