Job Summary
The Purchasing Agent will oversee the development, negotiation, and execution of division sourcing agreements for designated spend categories and create/maintain material take-offs. Responsibilities include supporting the VP of Purchasing, managing the department's timeline, reviewing site development plans, pre-qualifying and selecting qualified subcontractors for cost-effective construction, preparing and analyzing bid packages (Scopes of Work, payment schedules), monitoring trade partner performance for contract compliance, updating contracts and material take-offs, managing purchasing systems such as BuildPro and JDE, and implementing sourcing strategies to optimize supply chains and reduce division costs. The role emphasizes fostering positive relationships with trade partners, ensuring insurance compliance and budget management, and ensuring prompt progress payments. Required tools include reading blueprints, Excel proficiency, and strong multitasking under deadlines; in-person presence at job sites and offices is essential.
Required Qualifications
- High school diploma or equivalent required
- At least 2 years of purchasing experience, ideally with a national home builder
- Proficient in reading residential blueprints and using Microsoft Excel
- Knowledgeable in nationwide construction practices
- Able to multitask efficiently under tight deadlines with a detail-oriented and energetic work ethic
- Valid driver's license and auto insurance required
- Regular, in-person attendance at Company communities/job sites and offices during regular work hours
