Job Summary
Serve as the main point of contact for tenant and landlord repair inquiries via phone, email, and property management portals. Perform diagnostic questioning to identify issue scopes before dispatching contractors, assign works orders, and track jobs through completion while processing invoices and verifying sign-offs. Manage cyclical safety inspections for Gas Safety, EICR, and Fire Safety, log all certificates in the CRM, and coordinate utility notifications and inventory checks for tenancy onboarding. Source and onboard regional contractors, ensuring valid insurance and compliance documentation, then conduct post-repair follow-ups to evaluate work quality and track performance KPIs. Maintain complete, audit-ready digital files within the company's property management software.
Required Qualifications
- 2+ years of experience in UK property management, social housing, block management, or lettings coordination
- Solid understanding of UK residential housing regulations (Gas Safety, Electrical Safety Regulations, Awaab's Law, EPCs, and Health and Housing Safety Rating System - HHSRS)
- Comfortable using cloud-based property software (e.g., Fixflo, Reapit, Arthur Online, AppFolio, or Yardi), e-signature tools, and Microsoft 365/Google Workspace
- Dedicated, quiet home office environment with a reliable high-speed broadband connection
- Exceptional written and spoken English with strong telephone diagnostic and conflict-resolution skills
- Fiber internet (PLDT Fiber, Converge, Globe Fiber, etc.) - recommended speed of 100/50 Mbps
- Backup internet (mobile hotspot or secondary ISP) capable of at least 20 Mbps
- Quiet, conducive home workspace
Desired Qualifications
- Wired Ethernet connection preferred during work hours
- Power backup (UPS) if the location experiences frequent outages
