Job Summary
Collect rents, late fees, and check charges via remote deposit while monitoring resident balances and processing evictions, utility cut-offs, and notices. Manage take-over transitions for third-party properties, including lease collection, key receipt, and utility management, then register all assets in Property Management Software. Maintain accurate property files, code accounts payable invoices, and initiate make-ready processes to track vacancy statuses and scheduled move-outs. Address resident concerns through calls, emails, and personal interactions, while conducting monthly walkthroughs to suggest site improvements. Distribute community notices, record service requests for maintenance, and facilitate lease renewals. Provide leasing backup by answering calls, setting appointments, and showing inventory. Submit Property Owner reports monthly and ensure all administrative paperwork is timely and accurate.
Required Qualifications
- Background screening
- Valid driver's license
- High school diploma
- Three (3) years of prior experience in the Property Management industry
- Must be proficient in Microsoft Office, including Outlook, Word, and Excel
- Self-starter with the ability to take initiative, work independently, and follow through on assigned responsibilities
- Critical thinker with the ability to evaluate information, ask appropriate questions, and make sound decisions
- Strong organizational skills with the ability to prioritize tasks, manage deadlines, and maintain attention to detail
- Team player who is willing to collaborate, support coworkers, and contribute to a positive work environment
- Client-facing customer service skills with the ability to communicate professionally and build strong working relationships
- Analytical thinker with the ability to review information, identify trends, and support accurate decision-making
- Problem-solving skills with the ability to identify issues, recommend solutions, and follow through to resolution
Desired Qualifications
- Associates /BA Degree
- NALP designation
- CAM designation
- Communication and marketing skills, including the ability to assist with client outreach, written communications, and promotional efforts
- Experience with housing vouchers, Section 8, HAKC, or similar housing assistance programs
