Job Summary
Drive leasing velocity at the lease-up property through pricing strategy, marketing coordination, and conversion tracking while managing monthly quotas and competitive close ratios. Oversee day-to-day operations for a stabilized market-rate asset, handling renewals, rent increases, service requests, and vendor performance to protect NOI and occupancy. Ensure affordable housing compliance by managing income certifications, preparing for agency and lender audits, and maintaining accurate tenant files and program documentation. Own the P&L for all three properties, control expenses, approve invoices, and present rent rolls and operational dashboards. Supervise on-site leasing, administrative, and maintenance staff across the portfolio, negotiate vendor contracts, and coordinate unit turns and capital projects. Serve as the escalation point for resident concerns, draft communications, and uphold Fair Housing standards. Manage budgets, control expenses, and provide accurate monthly variance reporting while ensuring full compliance with LIHTC, Section 8, and HUD program requirements.
Required Qualifications
- Minimum of 4-5 years of property management experience
- Direct experience across at least two of the following: lease-up, stabilized market-rate, and affordable housing (LIHTC or Section 8)
- Working knowledge of affordable housing compliance requirements, including LIHTC, Section 8/HAP, HCR, or HUD programs
- Proven track record managing budgets, P&Ls, and financial reporting for a multi-property portfolio
- Proficiency with Rent Manager, Yardi, or similar property management software
- Proficiency with Microsoft Office and Excel
- Strong leadership skills with experience supervising on-site leasing and administrative staff
- Excellent written and verbal communication skills
- Ability to represent ownership professionally with residents, vendors, and regulatory agencies
- Fair Housing Certification
- Reliable transportation
- Willingness to travel between all three properties as needed
