Property Manager

Maintain thorough understanding of UMOS' properties, their current availability and pricing, and follow all FHA guidelines, policies, and processes. Supervise subordinate housing staff, providing direction, support, and performance evaluations, including disciplinary action when needed. Prepare, finalize, approve, and enforce lease agreements, explain application processing requirements, and assist prospective tenants by showing vacant units and reviewing applications with credit checks. Coordinate move-ins and move-outs, ensuring procedures are followed, notifying janitorial staff, and obtaining signed move-in policies. Perform purchasing duties, process invoices, and coordinate with utility companies to ensure services are current. Maintain excellent customer service relationships by investigating and resolving tenant complaints, enforcing occupancy rules, and drafting correspondence. Establish marketing plans to attract new tenants, compile monthly occupancy updates, and ensure physical property upkeep through timely repairs and vendor management.
