Job Summary
Conduct daily property management administration for a 41-property portfolio in Charleston, including tenant communication, maintenance coordination, and accurate record-keeping. Schedule and lead residential property showings, prequalify prospects, and document all activity while assisting with move-in and move-out coordination. Perform move-in, move-out, and quarterly inspections, preparing detailed reports with date-stamped photographs and verifying completed repairs. Execute outbound lead generation by contacting investment owners, scheduling consultations, and maintaining CRM notes. Escalate emergencies and major lease violations to the Property Manager-in-Charge. Requires an active South Carolina property manager license, reliable transportation, and availability for occasional evening or weekend showings.
Required Qualifications
- Active South Carolina Property Manager license or qualifying South Carolina real estate license
- Previous residential property management experience
- Working knowledge of leasing, tenant relations, maintenance coordination, inspections, and property-management procedures
- Strong written and verbal communication skills
- Excellent organization, follow-through, and attention to detail
- Ability to manage multiple priorities with limited supervision
- Professional and confident when communicating with tenants, owners, vendors, and prospects
- Comfortable making outbound prospecting calls
- Proficiency with property-management software, CRM systems, email, and standard office technology
- Valid driver's license, reliable transportation, and the ability to travel throughout the Charleston area
- Availability for occasional evening or weekend showings
