Job Summary
Manage field maintenance operations for a portfolio of properties across development, construction, lease-up, and ongoing phases. Interpret tenant requests by assessing urgency and reasonableness, then ensure needs are addressed commensurate with severity while keeping all parties updated on progress. Develop and implement policies for move-in/move-out inspections, proactive checks, and crisis management to assure a well-managed portfolio. Monitor employee performance, complete annual reviews, and minimize expenses by tracking direct reports and sub-contractors against budgeted costs. Provide feedback on capital needs, complete asset plan items, and maintain positive relationships with owners, tenants, and stakeholders. Coordinate planned improvements and ancillary construction activities as required.
Required Qualifications
- Bachelor's degree in construction management, engineering, real estate, business, or related field
- Field experience in any of the building trades, including labor, plumbing, electrical, HVAC (heating, ventilation, and air conditioning), and carpentry
- Passion for real estate development, building operations, architecture, construction, or urban planning
- Working proficiency in technology, including mobile telephones, computers, mobile apps, and software
- OSHA 10-Hour Card completed within 90 days of employment
- Valid driver's license in the Commonwealth of Massachusetts

- Excellent oral and written communication
- Strong ability to independently set priorities, maintain schedule, and use different communication methods to collaborate with a geographically diverse team
- Ability and desire to interact with a wide range of existing and potential customers on a daily basis
- Read, analyze, and interpret the most complex documents; and respond effectively to the most sensitive inquiries or complaints
- Exhibit proficiency with Microsoft Office applications and Office Products, some Adobe Products, and cloud-based file management
