Job Summary

Oversee day-to-day property management functions for assigned residential properties, ensuring compliance with housing regulations, agency requirements, and organizational policies. Manage financial operations by preparing annual budgets, monitoring projections, collecting rent and security deposits, and reducing delinquency rates to maintain a 95% occupancy rate. Direct staff in preparing for inspections and audits, handle court-related matters including filings and evictions, and investigate resident complaints while collaborating with program management teams. Ensure accurate maintenance of resident records in OneSite and Kwiktag, oversee unit inspections for move-in/out conditions, and manage contractor relationships to maintain curb appeal and property value. Respond to after-hours emergencies and stay current on compliance rules for the Low-Income Housing Tax Credit Program and DCHA requirements.

Required Qualifications

  • Bachelor's degree in a related field (Business Administration, Real Estate, or Public Administration preferred)
  • 3+ years of related work experience in Property Management
  • Experience as a manager of Affordable Housing
  • Must possess and maintain a vehicle
  • Must possess and maintain a valid driver's license with an insurable driving record history
  • Must possess and maintain CPM (Certified Property Manager)
  • Must be able to withstand all weather conditions
  • Must respond to after hours emergencies
  • Must be familiar with housing management
  • Must be familiar with budgeting
  • Must be familiar with housing agency regulations
  • Must be familiar with the Low-Income Housing Tax Credit Program
  • Must be familiar with HUD
  • Must be familiar with Public Housing program/DCHA
  • Must be familiar with Fair Housing Laws
  • Must possess strong organizational and management skills
  • Must possess the demonstrated ability to work as a critical member of a team
  • Must be self-motivated
  • Must be flexible
  • Must be detail oriented
  • Must be able to interact effectively with diverse audience with tact and courtesy
  • Must be proficient with Microsoft Word
  • Must be proficient with Microsoft Excel
  • Must be proficient with OneSite
  • Must be proficient with Yardi
  • Must have excellent verbal and written communication skills
  • Must be able to physically inspect the property in its entirety to include walking/climbing stairs
