Property Manager - Section 8 / Tax Credit Community

Job Summary
Manage all phases of the community operation, including occupancy, marketing, leasing, move-in/out processes, and resident income verification. Conduct quarterly unit inspections, monitor maintenance projects, and enforce community rules while handling rent evictions and collections per state law and policy. Retain and supervise third-party vendors, manage supplies and inventory, and ensure timely expense payments. Foster relationships with residents, vendors, contractors, and law enforcement to maintain a clean, safe environment. Hire, train, and evaluate on-site personnel including office, maintenance, and janitorial staff. Report directly to the Regional Property Manager.
Required Qualifications
- Experience with Tax Credit Compliance, EIV, and HUD Section 8 subsidy programs
- Must have knowledge of REAC and MOR compliance
- Must adhere to Federal Fair Housing Laws
Desired Qualifications
- Leasing, sales, and customer service experience desired
- Sales-minded individual with attention to detail
- Proficiency with Paycom software and Microsoft Office suite preferred
- Experience with RealPage OneSite preferred
- Experience managing residential communities (subsidized housing preferred)
