Job Summary
Directly manage the day-to-day operations of a residential property, leading on-site teams including leasing, maintenance, and security while overseeing daily activities and resident satisfaction. Execute leasing strategies by approving rents and concessions, executing leases per SOPs, and ensuring marketing plans meet revenue goals. Control financial performance by tracking rent collection, managing the annual budget, delivering variance analysis reports, and achieving targeted NOI. Supervise vendors and contractors, manage capital improvement projects, and maintain property standards through daily inspections of common areas and units. Coordinate leasing coverage across all days including weekends, ensure compliance with local rent control and Fair Housing laws, and provide leadership through training and mentoring.
Required Qualifications
- Bachelor's Degree or equivalent experience
- Knowledgeable of general accounting practices, accrual-based accounting, and reserving for bad debt
- Five years prior experience working in a residential property manager capacity
- Must possess a valid state-issued driver's license
- Brokerage License or Real Estate Salesperson License
