Job Summary
Manage leasing, marketing, and retention for the assigned community while supervising maintenance staff and addressing resident inquiries. Conduct routine inspections, coordinate repairs and turnovers with vendors, and handle emergency maintenance issues. Oversee rent collection, delinquencies, and budget preparation to meet NOI targets and monitor market rents for growth. Execute capital expenditure planning, manage vendor contracts, and ensure compliance with Fair Housing laws. Prepare financial reports, audit lease charges, and coordinate third-party billing. Handle lease signings, perform regular marketing audits, and plan resident events to foster community engagement. Work weekends and travel as needed to maintain accurate records and achieve occupancy goals.
Required Qualifications
- 5 years of real estate marketing and/or leasing experience
- one or more years of experience as a property manager in a multi-unit residential property
- responsibility for marketing and financial management
- Knowledge of sales and marketing techniques
- Results-oriented mindset, with a proactive approach to problem-solving and removing barriers
- Self-motivated, resourceful, and accountable for achieving leasing goals
- Superb written and verbal skills
- Proficiency in Yardi suite of products and Microsoft Office applications
- Knowledge of Fair Housing regulations and other industry standards
- Ability to work weekends
- Must be able to tolerate prolonged periods of sitting and/or standing at desk
- Must be able to operate a computer, telephone, and/or keyboard
- Must be able to lift up to 25 pounds
- Must be able to tolerate long periods of conducting in-person inspections of properties, including climbing stairs and walking around the property
- Must have a valid driver's license and be insurable under the company policy
Desired Qualifications
- Property management industry certifications or a college degree is preferred
