Property Manager

Oversee total property operations including income recertification, leasing, re-leasing, and conducting daily physical inspections. Manage monthly financial reporting, variance explanations, and annual budget preparation while enforcing all local, state, and federal regulations. Supervise on-site staff through job training, disciplinary actions, and performance evaluations, ensuring prompt responses to resident requests and compliance with safety policies. Process delinquent rents, handle evictions per applicable laws, and manage unit inspections for move-ins and move-outs. Generate preventive maintenance schedules, secure capital expenditure bids, and maintain accurate payroll and resident files. Report unusual circumstances, property losses, and work-related injuries to the Regional Manager. Ensure 24-hour coverage for maintenance emergencies and complete all month-end procedures by due dates.
