Job Summary

Lead strategic acquisitions and disposals, including build-to-suit developments, while managing lease events such as renewals, break options, and rent reviews across a diverse national portfolio. Provide commercial oversight for significant property change projects, monitoring delivery, assessing variances, and ensuring alignment with specifications and organizational requirements. Act as an intelligent client in negotiations, interpreting complex commercial and legal information to deliver evidence-based recommendations that support long-term commitments. Develop robust business cases for government approval, securing Executive sign-off and managing submissions to DHSC. Ensure strong governance and risk management across all property activities, maintaining proactive engagement with landlords and overseeing compliance obligations including business rates and insurance.

Required Qualifications

  • Experience managing commercial property portfolios, including lease events, landlord relationships and property risk
  • Strong knowledge of commercial property principles, with an understanding of the legal, financial and operational impacts of property decisions
  • Experience leading or supporting acquisitions, disposals and complex property projects within a structured governance framework
  • The ability to translate business requirements into clear property strategies, recommendations and risk-based decisions
  • Strong commercial and analytical skills, including option appraisal, risk assessment and value-for-money evaluation
  • Knowledge of business rates, property insurance and associated compliance requirements
  • Familiarity with Government Property Controls or similar approval and business case processes
  • Excellent stakeholder management and communication skills, with the ability to influence and engage at all levels
  • Experience producing high-quality reports, management information and business cases to support decision-making
  • Experience managing a commercial property portfolio, including lease events such as rent reviews, break options, renewals and dilapidations, along with landlord engagement
  • Good working knowledge of commercial property principles, including the financial and legal implications of lease agreements
  • Experience supporting or leading acquisitions and disposals, with an understanding of governance, due diligence and stakeholder engagement
  • Knowledge of business rates, including valuations and opportunities to review or challenge assessments
  • Experience managing property-related insurance requirements and working with brokers
