Job Summary
Drive occupancy, revenue, and overall financial performance through effective pricing, sales execution, expense management, and local marketing efforts. Deliver excellent customer service, build lasting relationships, and convert inquiries into rentals while maintaining high standards for safety, cleanliness, and curb appeal. Recruit, train, and lead a team of approximately two employees, manage all expenses to budget including labor, and oversee vendor relationships for repairs and maintenance. Analyze market trends and occupancy data to support rate adjustments and promotional strategies, proactively identifying operational improvements for efficiency and consistency. Execute marketing initiatives, maintain Morningstar standards, and use technology platforms with accuracy. Requires a valid driver's license, willingness to work weekends, and travel for training; offers competitive pay, benefits, and growth opportunities within an expanding organization.
Required Qualifications
- High school diploma or GED
- Valid driver's license in the state of employment
- Sales and customer service experience
- Strong leadership and decision-making skills
- Comfort reviewing and interpreting performance metrics related to occupancy, pricing, and revenue
- Ability to lead independently while collaborating effectively with district and corporate partners
- Proficiency in computer skills including Microsoft Office Suite, email, and the ability to navigate multiple systems throughout the workday
- Willingness to work some weekends
- Willingness to travel (by plane) for training as needed
- Ability to frequently stand, walk, sit, and move freely throughout the property
- Ability to climb up a ladder and stoop, kneel, crouch, or crawl
- Ability to regularly lift up to 50 pounds
