Job Summary
Property Manager II at Oliver Crossing in Richmond, VA leads the management, marketing, and maintenance of a 222-unit mixed-family apartment community. Responsibilities include setting rent levels, processing rent increases and renewals, maintaining occupancy, handling move-ins/outs/recertifications, approving rental applications, enforcing marketing policies, maintaining tenant files and property software data, ensuring regulatory compliance (state and federal program regulations, LIHTC, HUD), directing maintenance programs, reporting incidents, resolving resident issues, preparing annual budgets, and providing accurate financial reporting. The role requires supervising staff, training personnel, and promoting staff development; preferred qualifications include a Bachelor’s degree and LIHTC/HUD knowledge. Schedule is Monday–Friday, 8:00 AM–5:00 PM; salary range $66,000–$71,000 annually depending on experience.
Required Qualifications
- High school diploma or GED equivalent
- 1-3 years of relevant work experience
- Less than 1 year of supervisory experience
- Prior experience managing multifamily sites
- Past experience with Project Based Section 8
- Knowledge of property management
- Knowledge of landlord and tenant laws
- Experience with computer systems, particularly Microsoft Office
- Excellent customer service skills
- Outstanding verbal and written communication skills
- Ability to multi-task and manage a fast-paced office environment
- Ability to manage and work with a diverse group of people and personalities
- Superb attention to detail
