Job Summary
Manage the 179-unit Arbor Ridge community by establishing rent levels, overseeing lease renewals, and maintaining optimum occupancy. Process move-ins, move-outs, and applications while ensuring tenant files and property software data remain accurate. Direct maintenance teams, resolve resident conflicts, and report incidents per company policy. Prepare annual budgets, provide financial reporting, and manage purchasing through bid solicitation and invoice processing. Collect rents and fees in accordance with local laws and Winn guidelines. Conduct weekly staff meetings, screen new hires, and utilize the Professional Development Program to train and engage employees. Ensure site compliance with state and federal regulations while maintaining grounds.
Required Qualifications
- High school diploma or GED equivalent
- 1-3 years of relevant work experience
- Less than 1 year of supervisory experience
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
- Knowledge of property management
- Knowledge of landlord and tenant laws
- Experience with computer systems, particularly Microsoft Office
- Excellent customer service skills
- Outstanding verbal and written communication skills
- Ability to multi-task and manage a fast-paced office environment
- Ability to manage and work with a diverse group of people and personalities
- Superb attention to detail
- Background check which includes criminal, employment verification, reference checks, credit history and drug testing
Desired Qualifications
- Bachelor's degree
- Knowledge of LIHTC and HUD regulations
- Bilingual in English and Spanish
- Experience in Low Income Housing Tax Credit (LIHTC)
- Experience with Yardi or RealPage property management software
- Knowledge of marketing and leasing techniques
- NAHP – CPL, SHCM, CAM (MA - C3P) designations
- CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations
