Property Manager -HOA

Job Summary
Conduct routine inspections of community facilities using assigned checklists to identify maintenance, security, and landscaping deficiencies. Manage the Association's budget, prepare monthly financial reports, and oversee vendor invoice reviews before payment. Direct the on-site team, issue violations, and coordinate grievance committee meetings while maintaining compliance with Florida Statute 720. Respond to owner and Board requests within required timelines and investigate property damage claims with full written reports. Maintain emergency preparedness plans for weather events and natural disasters. Work 24/7 on-call rotation for emergency consultation and manage architectural change requests.
Required Qualifications
- An active CAM license
- Managing a site in Florida
- A minimum of 2 years of CAM or related business experience
- Knowledge of Property Management accounting practices
- Knowledge of Property Management terminology
- Knowledge of Property Management budgeting skills
- Knowledge of HOA law
- Knowledge of required statutory inspections and regulations as outlined by Florida state and county
- Intermediate command of computer hardware/software
- Experience with Property Management and Accounting software such as SmartWebs, Townsquare, BuildingLink, VendorSmart, etc.
- Valid Driver's License
- Some experience with 55 and better communities

- Ability to hear, understand, and respond appropriately to verbal requests made in person and over the telephone
- Visual ability correctable to 20/20
- Ability to respond verbally in an understandable, professional manner in person and over the telephone
- Ability to possibly travel for training sessions off-site as needed
- Ability to occasionally cover for staff at other communities within a reasonable commuting distance
- Ability to work extended hours and weekends if needed
Desired Qualifications
- An associate's degree with a concentration in business
- Experience with 55 and better communities (if not required)
- Multiple language fluency
