Job Summary
Manage day-to-day operations of an assigned property by analyzing financial statements, setting rent rates, and ensuring timely collection of fees and deposits. Approve vendor invoices, reconcile work performed, and control expenditures within approved budget constraints while managing petty cash. Oversee lease enforcement by approving applications, conducting inspections, and enforcing lease terms including late fees and evictions. Implement marketing and leasing strategies to achieve occupancy and revenue goals while resolving resident complaints and maintaining high satisfaction levels. Supervise property staff through hiring, training, and performance management, and ensure maintenance teams meet safety and cleanliness standards for all property assets.
Required Qualifications
- Bachelor's degree from an accredited college or university in Business Management, Real Estate, or related field
- 4-6 years minimum of relevant experience that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team
- Ability to manage multiple priorities in a fast-paced environment
- Excellent communication, conflict resolution, and customer service skills
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team
- All licenses and/or certifications as required by Provinces and local territories
- Proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents
- Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite)
- Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists
- Ability to physically access all exterior and interior parts of the property and amenities
- Ability to push, pull, lift, carry, or maneuver weights of up to nine (9) kilograms independently and twenty-two (22) kilograms with assistance
- Rare or occasional travel
