Job Summary
Operate the property within financial guidelines, making recommendations to increase income and decrease expenses to grow net operating income. Guarantee market occupancy and rent levels while ensuring all marketing remains current and effective. Direct on-site personnel, process invoices promptly, and manage delinquency on rental and other income. Build and maintain a resident community, capture desired tenant renewals, and ensure compliance with fair housing and legal requirements. Requires 2+ years in multi-family supervisory roles, experience with 300+ units, and proficiency in YARDI software. Full benefits package includes health insurance, 401k match, and paid sabbatical options.
Required Qualifications
- High school diploma or equivalent.
- 2+ years or equivalent in multi-family housing supervisory role
- General knowledge of local, state, and federal resident/property management laws/guidelines
- Consistent successful application of fair housing and legal requirements when leasing and marketing property/units
- Basic understanding of financial / budgeting principles (can read a budget), maintenance processes and responsibilities, sales/competitive markets
- Self-direct and adapt to changes, managing competing priorities and projects without sacrificing exceptional service
- Effectively and wisely lead and manage a team in a diverse workforce
- Analyze, resolve conflict, problem-solve, and make decisions in a effective, respectful, and goal-oriented manner
- Simultaneously maintain a strong sense of urgency and meticulous attention to detail
- Express self and ideas clearly and concisely, regardless of communication method
- Influence others while fostering collaborative working relationships
- Must be able to effectively navigate industry software (YARDI)
