Job Summary
Run daily operations for assigned communities, including inspections, maintenance coordination, and capital improvements. Own affordable housing compliance across LIHTC, HUD Section 8, and HOME programs, managing applicant screening, waitlists, and accurate income certifications. Prepare for and lead compliance reviews, file audits, and investor inspections while submitting required reporting through TRACS. Uphold Fair Housing, Section 504, and VAWA requirements, build property budgets, and drive rent and subsidy collections. Lead on-site teams, manage vendor contracts, and support leasing to maintain high occupancy. This on-site role requires travel between sites in the Greater Rochester area and involves occasional lifting up to 25 lbs.
Required Qualifications
- 3-5+ years in residential property management
- Hands-on knowledge of affordable housing programs (LIHTC/Section 42, HUD Section 8, HOME) and income certification and recertification
- Familiarity with New Hampshire Housing and HUD compliance and reporting (e.g., TRACS)
- A solid grounding in Fair Housing and landlord-tenant law
- Strong communication, leadership, and organizational skills
- Comfort with property management software (Yardi, RealPage/OneSite, AppFolio, or Buildium) and Microsoft Office
- On-site role
- Occasional lifting up to 25 lbs
- Some travel between sites across the Greater Rochester area
Desired Qualifications
- An affordable housing certification – COS, TCS, HCCP, C3P, SHCM, or BOS (or the willingness to earn one)
- A management credential such as CPM, ARM, or CAM
- A bachelor�s degree in business, real estate, or a related field
